Evaluation Reports
SVG Evaluations are fully compliant with FIRREA and all Interagency guidelines, and are performed by SVG’s own qualified, well trained, and highly experienced Evaluators. Applying the most common relevant appraisal methodologies, coupled by use of precision selected market data, our evaluators provide the most credible value conclusions achievable. SVG Evaluations are cost effective and meaningful, and our Clients confirm that the use of our Evaluations provide them with added confidence as well as significant cost and time savings.
Commercial Property Inspections
To better service our clients, and to allow them to keep their deals moving forward, SVG offers commercial real estate inspection services. These are often ordered in conjunction with the SVG Evaluation Report or the SVG Restricted Appraisal Report, in lieu of an Evaluation (or “Level 2 Evaluation”).
Our Exterior (and optional interior) inspection reports identify key factors that are normally detailed in full appraisal reports, such as neighborhood and immediate area characteristics, occupancy, any noted deferred maintenance, overall condition and factors that impact access and exposure.
We inspect all property types, including, but not limited to: Retail, Industrial, Office, Multifamily, Special-Use Properties and Vacant Land.

Going Concern Appraisals
We have significant experience in completing appraisals for the purpose of determining the market value of the going concern. A going concern is an established and operating business with an indefinite future life. For certain types of properties (i.e. hotels, restaurants, bowling alleys, manufacturing enterprises, athletic clubs, landfills), the physical real property assets are integral parts of an on-going business. The market value of such a property (including all the tangible, intangible, and financial assets of the going concern, as if sold in aggregate) is often referred to as business value or business enterprise value, but in reality it is the market value of the going concern including real property, personal property, financial assets, and the intangible assets of the business.
