What is a Special-use property?

A special-use property is defined as a building with special construction materials, unique physical design or arrangement that limits its utility to the use for which it was built. They are typically single-purpose buildings which are adaptable to only one particular process, use or even one particular company. Examples of special-use properties include theaters, sports facilities, religious facilities, schools, hospitals, medical and dental offices, hotels, auto dealerships, funeral homes and crematories, gas stations, and farms.

What is the difference between an appraisal and a market feasibility study?

A market study differs from an appraisal in that a market study determines support for a property, whereas an appraisal determines value. Some lenders and finance agencies may require a market study as due diligence to assure a property’s potential for success in a market. This is particularly true for multifamily properties where numerous factors, such as the number of income-qualified households and proposed rent levels, directly influence a property’s potential to lease-up and maintain a high stabilized occupancy rate.
